You must get a fence permit for both patio and perimeter fences from
the Modifications Committee. You also need a City of Georgetown
permit for perimeter fences. The City of Georgetown no longer
requires a permit for window replacements but the Modifications
Committee still needs to approve all window replacements.

Driveway widening and sidewalk additions must be approved by
the city and by the Modifications Committee as well as patios,
decks, handicap ramps, swimming pools, spas, hot tubs, water
features over 30 inches, outdoor fireplaces and room additions.

The City of Georgetown needs to issue a permit and the
Modifications Committee does not issue permits for solar tubes,
irrigation systems, water heater replacements, interior remodels,
electrical, plumbing, water softeners and interior remodeling.

Work of the Covenants Committee

The Covenants Committee is assisted by the Community
Standards Department in the enforcement of Sun City Texas
rules and regulations. The general categories of violations
referred to the committee include:

 1. Resident-on-resident misconduct / Resident-on-CA staff
     misconduct

 2. Physical confrontation

 3. Resident violation of policies, rules and regulations, etc.

 4. Landscape/modification issues

Examples of violations in the first three categories may involve
fitness center guidelines, golf course requirements and general
civility issues. Community Standards submits these violations
directly to the Covenants Committee for action. (In the case of
alleged physical confrontation, a resident should also report it to
the Georgetown Police.) The fourth category covers landscaping/
residential maintenance violations not resolved through the
Community Standards Notice of Violation process.

All reported landscaping complaints are investigated by the
Community Standards inspectors to verify they are actual
violations before any actions are taken. The goal is to first work
with the resident to resolve a complaint rather than submitting
the violation directly to the Covenants Committee. However, if
a complaint is submitted directly to the Covenants Committee,
the Committee reviews the case, meets with residents, and
tries to resolve issues through formal hearings, education,
sanctions and/or fines. All actions taken by the Community
Standards Department and Covenants Committee are done in
strict confidentiality and in compliance with the CA Privacy
Policy and CC&R’s.
