As of the November Board meeting, there have been several
changes made to the Design Guidelines. The most notable change
is the addition of guidelines about our irrigation systems. Those
wishing to make modifications to their irrigation lines must
now submit an irrigation drawing on a plot plan indicating the
location of existing irrigation lines as well as where modifications
are planned. Existing irrigation plans should be available from
the Developer if your home was built after 2010. These can
be located by following the instructions for warranty requests
on page five of your Sun Rays. Prior to 2010, there was little
oversight of irrigation systems, so those plans will probably be
generic. A licensed irrigation contractor can map your home’s
irrigation system if you have a home built prior to 2010. Once
you have an irrigation map, you may submit a copy for digitizing
to our office where it will then be on file for the future.
John Shideler, a licensed irrigation contractor and member of the
Modifications Committee, has written a detailed explanation of how
to locate and map your irrigation. You may find his instructions

REPLACING DEAD PLANTS
You can remove dead plants and replace them as you wish
in existing beds without an application to the Modifications
Committee. Maintain the one plant per 100 square feet guideline
as well as keeping all plants under 36” in the sight triangle if
you reside on a corner lot and in the last twenty feet of the rear
perimeter of the golf course lots. If you are in doubt, call our
office and ask. We are delighted to answer your questions.

the corner. Please join us Thursday, March 23 at 9 a.m. in the
Social Center Ballroom where we will address these concerns
on a local level and discuss Sun City Texas’ community goals
and objectives for 2017. Remember: there are a number of ways
to save water and help the environment, and they all start
with you! We hope to see you there.
