R
egularly, the Community Association receives many ques-
tions concerning the leasing of homes in Sun City Texas.
While leasing is not conducted by a large percentage of
our homeowners, I feel it is important to clarify our current
rules and guidelines that govern this topic.
To begin with, Sun City Texas homeowners who lease their
homes, as investment properties or for any other reason, are
still bound by the CC&Rs, the By-Laws, the Design Guidelines,
the Rules & Regulations and all policies of the Association as
are their lessees. Our current rules allow for homes to be leased
for no less than 30 days, and allow for owners to transfer their
rights (mainly use of the Association facilities) to their lessee a
maximum of four times per year.
Under our current rules, any Owner who leases his or her home
may assign his or her right to an Activity/Member Card (ID
badge) to the renter of such lot provided: (i) the lot continues to be
occupied by a Qualified Occupant; (ii) immediate written notice
is given to the Association; and (iii) the Owner surrenders to the
Association his or her ID badges, which will be retained in the
Member Services Office for the term of the lease. The renter is
subject to the following:
• The renter must deliver to the Association a copy of the signed
lease agreement.
• A processing fee will be charged for transferring ID badge
rights to a renter (currently $50 per badge) along with a se-
curity deposit (currently $50 per badge). The deposit will be
refunded when the lease has expired and the ID badges are
returned to the Community Association. If badges are not
returned, the deposit will be forfeited.
• Each Renter’s ID badge will entitle them to the use of the
facilities.
• Renters have all privileges associated withmembership except
the right to vote in Community Association affairs, to serve
on any Community Association governance committee, or to
be elected to the Board of Directors.
• An Owner is entitled to transfer his or her ID badges to a
maximum of four renters in a calendar year.
• A Renter’s ID badge will be revoked in the event the renter is
no longer residing in the community and upon termination of
the lease agreement.
• If the lease is extended, the renter must turn in an executed
copy of a valid lease extension and pay the related ID badge
renewal fee (currently $20) to renew the ID badge(s).
With all leases, the Owner must make available to the lessee
copies of the CC&Rs, the By-Laws and the Rules &Regulations
of the Community Association. The Member Services Office
requires all renters to sign and agree to the Renter’s Rules
guidelines at the time the renters come in and request their
ID badges.
Here are some additional rules in this matter:
• Dwelling Units may be leased only in their entirety.
• All leases shall be in writing.
• All leases shall be for an initial term of no less than 30 days.
•Notice of any lease shall be given to the Community Association
by the Lot Owner within 10 days of the execution of the lease.
• Assessments bills will be mailed to the homeowner of record.

Community-wide Shred Day –
Two Locations…in April!

Just in time for spring cleaning, the Community-wide Shred
Day has been scheduled for Tuesday, April 29! This is a FREE
service for all residents and available for residents only.
What you CAN shred
• Paper (Personal Documents, bank statements, old bills, etc.)
• You do not have to remove staples, paper clips or binder clips
What you CANNOT shred
• No phone books (commercial or residential) *Remember,
keep your current Sun City Texas Directory and exchange
it for the NEWDirectory in July so that the CA can securely
dispose of it, protecting your personal contact information.
• No CDs or other media, cardboard or plastic, etc.
• No magazines/junk mail. If you wish, you may tear off the
cover with your name and address to include in your shred-
ding stack, but throw the magazine in your recycle bin to
be picked up on your curb on the normally scheduled date.
• NOTE: This is NOT recycling, this is shredding. Please
reserve this service for those items that have proprietary
information on them (i.e. bank statements, old bills, etc.).
How much can you shred?
• No more than 6 bags/boxes. (No trailer or truck loads!)
