HOA/LMH/GOLF 2023 Annual Dues

The three options for 2023 HOA/LMH payments are:

·    Annual payment in full by credit card, cash or check. Payment is due by Tuesday, Jan. 31, 2023.

·    ACH bank draft quarterly from checking account: January, April, July and October.

·    ACH bank draft monthly from checking account. Tuesday, Dec. 15, 2022 is the deadline to turn in the form for 2023 bank drafts (monthly/quarterly).

 

How to change your selection:

The change form is available online at www.sctexas.org (login required), then click the orange Finance Forms button on the right, then click 2023 Resident Payment Election Form. To print the form, go to File, then Print. The form is also available at the Member Services Office or request one by email at [email protected]

We certainly live in a contentious world these days and anything we can personally do to keep peace in our community, goes a long way. Please be aware that some of your fellow residents may not appreciate your t-shirts, hats or other clothing items that contain nasty slogans, curse words or images. Some residents may be offended by them or worse, wearing such could cause an unnecessary fight. 

 

So, please remember that while you may love to wear such items, remember your audience, and please try to stick with respectful items that won’t be hurtful to your fellow residents. Thank you in advance for your consideration of this Friendly Reminder.

Common Area Restrictions

The community’s rules with regard to common areas within Sun City are outlined in Article V, paragraphs A through C and Article VII, paragraphs A through D in the Amended and Restated Rules of the Sun City Texas Community Association. As a brief overview of the rules for common areas:

 

  • The possession of firearms in the common areas is prohibited except for those carried by a peace officer, animal control personnel or a person the that Board of Director have expressly authorized in writing to carry a firearm.
  • Firearms that are locked in a vehicle while the owner is in transit from one location to another are not prohibited.
  • The Community Association has the sole right to alter or modify Common Areas, including related facilities and improvements.
  • No other person, except with the express written authority of the Community Association Board of Directors, generally through an approved Strip Lease per the Strip Lease Policy, shall alter, modify, or remove any Common Area or related improvements. By way of example and not limitation,
  • Residents are prohibited from mowing, fertilizing, applying pesticides, planting or removing plants, or otherwise altering Common Area open space, including the Golf Courses, Preserve Areas, and other open space Common Area.
  • The Preserve Areas consist of those portions of the Common Areas that have been left in their native state and are identified as “Open Space” or “Control Preserve” for Neighborhoods in Sun City Texas and as Level IV, native Texas landscape zones as designated on all Community Association maintenance maps. Preserve Areas may include Karsts, which may serve as habitat for endangered species and/or be critical to ground water recharge conditions in the area around Sun City Texas. Entry into these preserve areas is prohibited. The sole exception for entering these areas is while using designated nature trails and otherwise in compliance with posted rules.
  • Preserve Areas may not be altered or modified by any Person, as further provided in Section V(C) above.
  • No motorized vehicle may be used on the Preserve Area without the prior written consent of the Community Association.
  • Camping and picnicking in the Preserve Areas is prohibited. 
  • Legacy Hills Park includes a picnic pavilion, picnic areas, playground structures, benches, and drinking fountains. The park pavilion may be reserved for private events in accordance with reservation policies established by the Board. All other space may be used on a first-come, first-served basis.
  • All wheeled vehicles, including but not limited to golf carts, bicycles, skateboards and motorized vehicles, are prohibited on all sidewalks, walking paths and nature trails. Only personal conveyance carts such as motorized wheelchairs and personal mobility devices (scooters) for handicapped and or disabled individuals, and bicycles or tricycles being used by children when accompanied by a supervising adult are the only wheeled vehicles authorized for use on sidewalks, walking paths and nature trails.
  • While using the nature trails, individuals must stay on the designated trails. Wildlife habitat and sensitive areas may be adjacent to the trails, and may have snakes, ticks and fire ants, often not visible.
  • Littering while on sidewalks, walking paths, nature trails, or other Common Area is prohibited. When using nature trails, trash must be carried out and deposited in a trash receptacle.
  • Dogs must be on a leash at all times whenever outside of a fenced area. All dogs must be controlled so as not to interfere with or pose a threat to any Person or other animal, whether wild or domestic. No pets will be allowed to roam free in common or residential areas.
  • The Person handling a dog on Common Area open space must immediately remove and properly dispose of that dog’s feces, including from nature trail areas.
  • Picking, collecting or adding plant material to or from a from Common Area open space is prohibited, unless done with the prior written consent of the Community Association Board of Directors or the Executive Director.

Holiday String Lights Recycling

 

Drop off broken or old holiday string lights now through Tuesday, Jan. 31 at the designated receptacle at Cowan Creek Parking Lot.

 

REMINDER: String Lights ONLY - no plastic bags or containers, please. This receptacle is not for artificial Christmas trees or metal spiral trees. Please remove string lights from trees, etc. before placing in dumpster. Discard trees in your trash at home. Thank you!

Golf course walking suspended for winter months

 

Sun City Texas Golf Clubs has suspended golf course walking on Mondays during the winter months. Monday walking availability will be reinstated once the grass growing season begins and the CA will announce dates once they become available.

The next Round Up will be held in May 2023.

 

The New Neighbor Round Up is a Sun City lifestyle orientation presentation held every quarter. It consists of short talks on four important topics: Governance, Community, Activities and Volunteerism.

City to host household hazardous waste event Wednesday, Jan. 18

 

The City will host a free household hazardous waste collection event Wednesday, Jan. 18 from 3-5 p.m., at the old show barn site in San Gabriel Park, 425 E. Morrow St.

 

The event will be available for up to 400 Georgetown solid waste customers who have solid waste service through Texas Disposal Systems. Customers must contact Customer Care at 512-930-3640 or [email protected] to have their name placed on a list. Please include your name, address, and utility account number when emailing customer care. Customers must have their name on the list to participate.
