Roof Repairs & Replacements
Submitted by Carl Zimmerman,
Community Standards Director, 512-948-7461

Roof patching, partial roof replacement or full roof replacement does not require an application or Modifications Committee approval as long as the new shingles have a warranty that is equivalent to, or better than, the warranty of the shingles being replaced. A pre-approved shingle color must be used.  Samples of the approved shingle colors are available on the CA website and in the Community Standards Department Customer Service Office in the Social Center. Partial roof replacement and full roof replacement does require a building permit from the City of Georgetown.

Special note about cottage homes. Both units of a cottage must be re-roofed in its entirety at the same time by the same contractor using equal or better-quality asphalt shingles. No exceptions. An approved shingle color must be used. If the roof only requires minor repairs, the exact style and quality shingles of must be used to make the repair.
Contractor Signs
Submitted by Carl Zimmerman, Community Standards Director, 512-948-7461

Contractors may display a sign advertising their company only during the hours they are actively working on the home. Inspectors will attempt to make contact with homeowners to explain the rules before asking them to remove the sign. If an inspector can’t make contact with the homeowner, the sign will be removed.
What does House Bill 2102 mean to you?
Submitted by Ginny Wagner, CS Technical Support Lead, 512-948-7462

Some of the roofing contractors may not be aware of the State House Bill 2102. This went into effect September, 2019, creating a Class B misdemeanor offense of 180 days in county jail and a fine of up to $2000, for a violating contractor and/or an insured policyholder who knowingly submits or allows a claim to be submitted that waives, absorbs, rebates, credits or offsets, or otherwise assists the insured in any other way. This includes reducing the net bill to cover the deductible, or in return for placing a company sign in the yard. This bill criminalizes a 1989 statute that has been in effect for years.

Native Area Maintenance Update
Submitted by Carlton Mathis, Common Area Superintendent, 512-948-7792

Maintenance in the native areas is being made, albeit slowly. Momentum is expected to pick up in the next few weeks as conditions improve.

Although the majority of this process can handled by mowers, there are some areas that are less accommodating and will need to be handled with line trimmers. The line trimmers can be up to 2 weeks behind the mowers. All cuttings will be left where they fall. This is a Fire Wise practice only, and not for aesthetic, or any other purpose.

Recycling Suggestion from Texas Disposal Systems
With the weather starting to warm up you may want to give your recyclable plastics an extra rinse to help clear out food residue. This will help prevent odor and pest mitigation. With our plastic water, juice, soda, milk and etc. bottles with lids, after rinsing give the bottles a ’squeeze’ and replace lids. This helps the recyclable paper materials to remain dry and keep the plastics together in the transport to the facilities and during the processing.
Sun City Street Maintenance Starts Monday, June 15

The High-Performance Pavement Sealant application project begins Monday, June 15 in Sun City neighborhoods 16, 17, 18, 34, 11, 8, 1, 7, 4, 13 and 27. The High-Performance Sealant project will be managed by the City of Georgetown Systems Engineering Department.

All street closures will be from 8 a.m. to 6 p.m. During this time all vehicular access (cars and golf carts), including street parking, will be prohibited on streets where maintenance work is being performed. Move vehicles to open streets on the day your street will be undergoing the sealant application.
