Board Activity
I have chosen not to run for the Board of Directors this year
and want to thank those residents who supported my election
last year. It has been a privilege serving the community as a
member of your Board.
The Board has been very busy since last May. First, we formed
a working group of staff and committee members to address
projects for conversion of common area irrigation from potable to
non-potable water. The group considered four projects that had
been identified by the Water Conservation Subcommittee. We
developed a program with work scheduled over three years and
identified methods of funding the projects; the Board approved
the program in August. The project at Cowan Creek Pond 5 is
now complete, and the fishing pond project is close to completion
and, hopefully, will be productive this summer. Two other projects
are underway with wells finished and may be complete by the
end of the year. Total financial savings to the Association will
be about $200,000 per year. Additionally, we are aiding the city
in their water conservation effort.
Shingle Replacement
Another Board decision was required for the selection of a con-
tractor to replace the shingles on all Community Association
buildings. Hail damage in excess of $1 million was covered by
our insurance; we were very careful to select a company known
for quality work and had the capability to perform a very large
project.
Putters Café
The search for a new restaurant operator was a challenge. For-
tunately, Cecy Padilla and Darren Hendricks responded with
great ideas and attitudes; we negotiated a lease agreement and
proceeded to renovate the facility. Putters Café opened inMarch—
I highly recommend that all residents give it a try!
Property Insurance Renewal
The Association’s property insurance renewal also became a real
challenge, since most major insurance companies are no longer
covering wind and hail damage in Texas. Of course, our large
claim from the storm last spring was a negative factor for Sun
City Texas. We do have adequate coverage now, but at a higher
price and with larger deductibles.
Your Board will continue to meet the challenges ahead and is
making a real effort to stay aware of the community’s activities
and needs.
