Let’s Communicate!

Y
our CA staff’s number one goal
in 2013, as it has always been,
is our residents’ satisfaction. In
the development of these annual goals,
staff first review the CA Board’s goals
and budget direction to ensure they
are aligned; then, staff develop action
plans to meet each goal. All of this will
be clearly outlined in our 2013 Business
Plan that will be finalized this month.
RESIDENT SATISFACTION
As stated, our residents’ happiness and
satisfaction with their Association and
its overall management is our number
one goal. To achieve this, we need to
ensure that we are walking the walk
and doing what we say we are going
to do. We must be professional in our
actions and be good stewards of our
buildings and grounds. It is important
that we properly maintain the assets of
the Association to make sure our home-
owners’ property values are protected.
We need to make certain that our poli-
cies are being enforced, our buildings
and grounds are in good shape, and
that we are accessible. Staff must truly
care about the success and life of this
community for us to be successful. Our
action planning and attention to excel-
lence in customer service will help us to
continue to raise the bar in this area.
FINANCIAL RESPONSIBILITY
Each year the staff works diligently
with the committees and Board to de-
velop our annual operating budget for
the Association, which will cover the
necessary expenses to professionally
run the community over the next year.
Now that this budget is approved, staff
is responsible for working within that
budget and ensuring that we are be-
ing good stewards of the community’s
money. We take this responsibility very
seriously and know that if we fail in this
goal, we will not be successful in goal
number one. Through disciplined ac-
counting procedures, expense controls
and a thorough understanding of the
budget, your staff lives this budget and
attacks each year with a desire to be
financially successful for our residents.
We have been blessed to have a good
track record on the financial success
of our community, and our financial
strength and stability is one most other
HOAs would love to have. Addition-
ally, we have great volunteers with
fantastic financial backgrounds who
have helped us to be successful, and
we hope to continue on this positive
path well into the future.
Golf operations did well in 2012 and
are on track to break even in 2014.
Hats off to Ron, Gary and our won-
derful Pros for the work they to do to
make Sun City Texas Golf the best of
the best and financially responsible.
ENHANCED COMMUNICATIONS
When I compare our communications
at Sun City Texas to those of other
Associations, I feel confident that we
are communicating effectively and
providing multiple avenues for our
residents to know what is going on
within their community. Every year,
staff is challenged to raise the bar and
to look for best practices, newmethods
of communicating and ways we can
be open and transparent in our busi-
ness to meet this goal. In 2013, we will
be researching options to convert our
website into a friendlier format, and we
appreciate the Board’s support during
the budget process to secure funds to
do this. There are a variety of options
available, but we need to make sure

Those elected to the 2013 CA Board of
Directors will play a key role in moving
our Homeowners Association toward a
smooth transition of ownership. The Elec-
tion Committee is sponsoring a workshop,
the first of its kind, for any resident who
wants to know more about our CA Board
and its responsibilities.
This workshop will provide residents with
the knowledge to:
More fully understand the role of a
Board Member and the necessary quali-
fications
Seek out and encourage highly quali-
fied residents to run for a position on
the Board
Help residents make an informed deci-
sion when voting
If you would like to become a candidate
or work on someone’s campaign, the work-
shop will also provide you with:
A campaign calendar containing events
to attend and things to do
Tips on choosing a team and running a
successful campaign
