CA Financials
                                                                                         
The Community Association's Financials for 2019 were presented to the Board by Ann Dodson, Director of Finance. Home closings for the year were 232 based on a budget of 265. The HOA was favorable to budget by $501K due to a non cash Developer contribution related to capitalized assets at The Retreat booked based on generally acceptable accounting principles for HOAs. In addition, the HOA had a surplus of $128K from operations due to savings in salaries and wages and utilities. The $128K surplus will be accrued to the Capital Asset Fund after Board approval at the February 27 meeting. Golf ended the year with a surplus of $73K which will be accrued to the Capital Asset Fund after Board approval at the February 27 meeting. The Finance Committee will meet on February 25 at 1 p.m. in the Activities Center to review January 2020 financials. The January financials will be posted on the website by Wednesday, February 26. Action will be taken on the November, December 2019 and January 2020 financials at the February 27 Board Meeting.

Election Timeline
 
Staff provided the Board with the election dates and timeline for the 2020 Resident Director Board Election. The Board approved this schedule in 2019, this was another notice to the community regarding the upcoming election.

The Oaks Status Update 
 
Jim Romine provided the audience with an update on The Oaks meeting space. The Oaks is now available for usage in the dining room and bar areas. Staff is working on renovating the kitchen area to convert into additional meeting space. This new meeting space will seat approximately 50-60 guests and will be converted by a contractor. Once complete the area will have meeting space and a small storage and prep kitchen area. The prep kitchen area will be accessible separately from each meeting space so as not to disturb each area should both be occupied at the same time.
