Common Area entry and Parking Lot Safety
Recently the question has come up concerning use and entry into areas that do not have designated trails or parks. Please know that entry is only allowed into CA Common areas that have designated nature trails or parks. This is not only for resident safety, but to respect the privacy of those homeowners who may live in these areas as well as Mother Nature. Please see below.
VII. Rules for Preserves, Parks and Open Space Areas
A variety of open space Common Area exists within the Sun City Texas development. These open space areas are private property available for the recreational use of Members/Occupants and their guests subject to these Rules and any restrictions in the other Governing Documents.
A. Preserve Areas
The Preserve Areas consist of those portions of the Common Areas that have been left in their native state and are identified as “Open Space” or “Control Preserve” on the plats for Neighborhoods in Sun City Texas and as Level IV, native Texas landscape zones as designated on all Community Association maintenance maps. Preserve Areas may include Karsts, which may serve as habitat for endangered species and/or be critical to ground water recharge conditions in the area around Sun City Texas. Entry into these preserve areas is prohibited. The sole exception for entering these areas is while using designated nature trails and otherwise in compliance with posted rules.
C. Sidewalks, Walking Paths and Nature Trails
- All wheeled vehicles, including but not limited to golf carts, bicycles, skateboards and motorized vehicles, are prohibited on all sidewalks, walking paths and nature trails. Only personal conveyance carts such as motorized wheel chairs and personal mobility devices (scooters) for handicapped and/or disabled individuals, and bicycles or tricycles being used by children when accompanied by a supervising adult are the only wheeled vehicles authorized for use on sidewalks, walking paths and nature trails.
- While using the nature trails, individuals must stay on the designated trails. Wildlife habitat and sensitive areas may be adjacent to the trails, and may have snakes, ticks and fire ants, often not visible.
Please note that Article VII, Paragraph A. of the Rules for Sun City Texas Community Association prohibits resident entry into these areas except when using designated nature trails. Additionally, Paragraph C of the aforementioned article requires residents on nature trails to stay on the trails as well as reminds residents that these areas are wildlife habitat and sensitive areas may be adjacent to the trails, and may have snakes, ticks and fire ants, and other wildlife. Your presence in these areas is prohibited and places significant potential liability on the Community Association should you be injured or cause damage to the common area’s features, wildlife habitat or environmentally sensitive areas.
Parking Lot Safety
Please remember to drive safely, slowly and respectfully when driving your automobile or golf cart in the Community’s parking areas. We have had reports of speeding and near misses in our parking lots and do not want anyone to be hurt. Thank you in advance for your help with this request.

The Foreigner is a fun two-act comedy by American playwright Larry Shue. The story takes place in a fishing lodge in rural Tilghman County, Georgia, where two Englishmen, Froggy and Charlie, arrive as guests. The shy Charlie agrees to accompany Froggy on the trip after his sick wife begs him to go. When people at the lodge try to talk to Charlie, however, he remains silent: he is terribly shy, depressed about his wife’s illness, and cannot find the words to reply. Froggy claims that Charlie cannot talk because he is a “foreigner” from an exotic country, and does not understand English. Taking the explanation that he’s a non-English speaker as fact, the lodge’s guests quickly begin revealing their secrets, and Charlie soon discovers scandals among some of the residents of the lodge.

Annual HOA/LMH Fees
are Due by Friday, Jan. 31
|

|
HOA/LMH dues statements will be sent out the first week of January by mail, except for residents who have set up EBills – they should have already received an email the first of January. If you are not on automatic bank drafts, then annual fees are due by Friday, Jan. 31.
All payments made after January 31 are considered past due. A late fee of 1.25% will incur on all past due balances as of Saturday, Feb 1, 2020.
Pay In Person
Payment can be made in person at the Member Services Office at 2 Texas Drive. Office hours are Monday through Friday, 8 a.m. - 4 p.m.
Drop Off Your Payment
A blue locked box is located at the Social Center Monitor's desk for you to drop off your payments (CA bills or HOA dues). Make checks payable to "Sun City Texas CA." Write your member number on the check or on the envelope, so that we can apply the payment correctly. Your check will serve as your receipt. The box will be available through the end of January and is stored behind locked doors every night.

State of the City event Wednesday, Jan. 29
|
|
The first annual State of the City is from 6-8 p.m. on Wednesday, Jan. 29, at City Hall, 808 Martin Luther King Jr. St. The event will highlight major projects and programs completed in 2019, allow attendees to connect with City officials, and preview what’s to come in 2020.
During the event, attendees will be able to tour City Hall, as well as visit informational tables from various City departments.
The evening will conclude in the Council and Court building, 510 W. Ninth St., with a presentation from Mayor Dale Ross.
Childcare and refreshments will be provided.
