2019 Resident Satisfaction Survey
In September 2019, the Community Association (CA) commissioned Pyle Research Group to conduct our resident satisfaction survey to determine resident satisfaction relative to the various programs, products, facilities and services of the CA. Pyle Research Group presented the findings of the Satisfaction Survey at the Board Workshop.
This information will help the Board and management identify areas where the CA is performing well and areas where the CA can make improvements. In fact, the survey has provided a foundation or benchmark in developing an action plan to improve the CA’s services and resident satisfaction in 2020. Overall, 90% of residents responding to the survey rated their experience with the general operations of the CA a four or five, using a five-point scale in which one means “Poor” and five means “Outstanding.”

2020 HOA/LMH
Selection for Paying Dues
Submitted by Learhea Verett, A/R Accountant
If you would like to make changes to your payment election for 2020, now is the time to do so. If you are happy with the current way that you pay your dues, there is nothing you need to do.
The three options for 2020 HOA/LMH payments are:
-
Annual payment in full by credit card, cash or check. Payment is due by Friday, Jan. 31, 2020 (office will be closed Saturday and Sunday).
- ACH bank draft quarterly from checking account: January, April, July & October.
-
ACH bank draft monthly from checking account. Monday, Dec. 16, 2019 is the deadline to turn in the form for 2020 bank drafts (monthly/quarterly).
How to Change Your Selection
The change form is available online at www.sctexas.org (l og in required), then click the orange Finance Forms button on the right, then click 2020 Resident Payment Election Form. To print the form, go to File, then Print. The form is also available at the Member Services Office or request one by email at [email protected].
Completed forms can be submitted one of three ways:
- Bring the form to the Member Services Office along with a voided check (if paying by bank draft).
- Mail the form to SCTXCA, 2 Texas Drive, Georgetown, TX, 78633, Attn: Learhea Verett.
-
Scan the form and voided check (bank draft only) and email both to [email protected].
All statements will be mailed the first week of January 2020 with no statement fee. Remember, all mailed statements after January 2020 will incur a $2 per statement processing fee. To avoid this fee you can sign up for e-bills as described below.

Golf, Fitness & Resident E-bills
The CA offers e-bills that include your balances in all accounts, including fitness classes, fitness lessons, prepaid MGA, gift cards, sweeps, golf lessons, punch cards and annual and combo pass activity. Once you sign up, you will no longer receive a mailed statement. This is how you can avoid the $2 per statement processing fee for the remainder of the year. Help us go green, save some paper and sign up today! To sign up, send your email information to Learhea Verett at [email protected].

Lost & Found... but mostly lost
Have you lost your luggage - packed and ready for the plane? How about your wedding band engraved with your wedding date? And by now some residents have learned that replacing a car's key fob can cost hundreds of dollars because we have a few in our Lost & Found.
Sun City's Lost & Found is located in the Member Services Office at 2 Texas Drive. There is a stash of hats, jackets, keys, umbrellas, water bottles and jewelry. At one point we even had a big safety triangle that had fallen off of a golf cart. The lost clothes stack up quickly, so every couple of months we give them charity . The smaller items we keep all year hoping that someone will claim them, like those wedding bands (yes, we have more than one).
Online Lost & Found
The online Community Message Board also has a category for Lost & Found. Click Here to check out that site (log in required).
Shout Out to the Resident Missing a Key Fob
After the Veterans Day ceremony, a resident came in looking for a key fob (a fob is that clicker that locks and unlocks your car doors). We did not have it then, but someone turned it in after he left! So please come back and claim it!

Friendly Reminder: Cycling Safety for All
Sun City Texas is blessed to have a variety of activities and sports that enhance our active lifestyles and make our community the vibrant place so many love to call home. One such popular activity is cycling and unfortunately is has been brought to the CA’s attention that some of our drivers are being less than courteous to our cycling friends and neighbors and in some cases, cyclists are not following the laws and being courteous as well. As such, I would like to take this opportunity to encourage everyone using our public roadways to be courteous and remind the community of the law dealing with riding on our public roadways, especially when we see the cyclists legally riding two abreast on our two-laned roads (Del Webb, Sun City Blvd, and Cool Spring Way).
Please read the Texas Transportation Code on the right.
|
|
|
|
Texas Transportation Code
Chapter 551 addressing operation of bicycles, Sec. 551.103, Operation on Roadway states:
(c) Persons operating bicycles on a roadway may ride two abreast.
Persons riding two abreast on a laned roadway shall ride in a single lane (that means single lane of the roadway, not single file).
Persons riding two abreast may not impede the normal and reasonable flow of traffic on the roadway.
Persons may not ride more than two abreast unless they are riding on a part of a roadway set aside for the exclusive operation of bicycles.
Bottom line, it is legal and permissible for cyclists to ride two abreast on our three major roadways (listed on the left). They are not impeding traffic as there is a left lane automobiles can use to proceed safely around them. Cyclists, please ride single file when appropriate to avoid impeding traffic or creating unsafe situations on other streets.

AUTUMN LEAVES ARE FALLING
It's Mulch, Not Trash!
Remember, if you maintain your own yard or occasionally set out a bag of yard trimmings on your first recycling day of every month, this special collection truck does NOT go to the landfill - it's for mulch, not trash! Texas Disposal System processes your yard waste into mulch which is available to Sun City residents free of charge.
How To "Mulch"
Put your yard waste in Kraft paper bags (sold at stores for yard trimmings) or personal containers marked "Yard Trimmings." You may have up to 20 items for pick up and it can be a combination of bags, personal containers and bundles which should be no more than 4 feet in length and less than 35 pounds.
-
What IS acceptable: Leaves, grass clippings, small limbs or branches, flowers and weeds.
-
What is NOT acceptable for this pick up is: Glass, plastics or plastic bags of any kind, batteries, water hoses, food of any kind, household or kitchen trash or metal products of any kind.
