Westinghouse Bridge over I-35 closed until further notice 
 
From the Texas Department of Transportation: Westinghouse Road bridge over I-35 is closed for several weeks for planned repairs.
 
The turnaround bridge remains open.

Friendly Reminders- Fishing Hooks and Common Courtesies

It was recently brought to my attention that someone inadvertently left a piece of fishing bait, with a hook still on it, on the banks of the Cowan Creek fishing pond. Unfortunately this bait was picked up by one of our friendly pooches and was almost ingested. Thankfully Fido’s owner was on top of it and they were able to retrieve the bait and hook before it caused their dog any problems. So, my friendly reminder today is when you are fishing, please be mindful of your hooks and bait and make sure to clean up and remove anything that could harm our furry friends. Also, please make sure to leave no trace and leave the fishing area cleaner than you found it. Happy fishing and thank you in advance for your help with this matter.
Pets Common Courtesy Reminders

It’s time to remind everyone of the rules that create a safe environment for pets in our community. Remember, Sun City Texas is part of the City of Georgetown, thus we must follow their guidance as well as the more restrictive rules we have chosen to put in place for our residents.
 
In everyday language, here are a few pet common courtesy reminders for Sun City Texas residents:
  • Scoop the poop! Wherever Fido poops—in our community’s common areas, at the Dog Park or on the streets— it is the owner’s responsibility to properly dispose of it. Please remember to bring a plastic bag on walks with your dog and clean up after them. There are dog waste stations with plastic bags and waste containers strategically placed throughout the community. Kindly dispose of the bag in one of these containers or another proper waste container; do not drop the bags into storm sewers since the sewers drain directly into our rivers and streams. 
  • Don't let your dog defecate in anyone's yard but yours - it's your dog! 
  • Be considerate of your neighbors - take prompt action to control your pet’s barking. Although your dog’s barking may be a joyful sound to you, your neighbors may not fully appreciate it, so don’t allow your puppy’s “joyful noise” to become a nuisance. 
  • At the Dog Park, remember:
            + There is a fenced-in area for big dogs and for little dogs - for the safety of all     
               pets, please abide by the rules.
            + Please keep the gate between the two sections closed so that dogs don't run
               between areas. One side is for dogs over 30 lbs and one side is for dogs under 
               30 lbs.
            + Please play in the "sandbox" politely and follow the rules - there is a reason for
               rules – your safety and enjoyment.
 
Below are the rules from our governing documents concerning pets and our “do’s and don’ts” as pet owners.  
 
Paragraph 4.4 (g) of Article IV of the Declarations of Covenants, Conditions, and Restrictions:
Pets. The Community Association may adopt reasonable Rules designed to minimize damage and disturbance to other Owners and Occupants, including Rules requiring damage deposits, waste removal, leash controls, noise controls, and pet occupancy limits based on size and facilities of the Lot and fair share use of the Common Area; provided, however, any Rule prohibiting the keeping of ordinary household pets shall apply prospectively only and shall not require the removal of any pet which was being kept on the Properties in compliance with the Rules in effect prior to the adoption of such Rule. Nothing in this provision shall prevent the Community Association from requiring removal of any animal that presents an actual threat to the health or safety of residents or from requiring abatement of any nuisance or unreasonable source of annoyance as determined by the Board or its designee. No Owner shall be permitted to raise, breed or keep animals of any kind, including livestock or poultry, for commercial or Business purposes. All Owners shall comply with applicable City ordinances regarding pets.
 
Paragraph (f) of Exhibit “C” of the Declarations of Covenants, Conditions, and Restrictions:
Animals and pets. The raising, breeding or keeping of animals of any kind, including but not limited to livestock, poultry, monkeys, reptiles, pigs, and ferrets, is prohibited, except as expressly provided below for domestic pets or by subsequent rule; notwithstanding this restriction, and subject to compliance with any city codes or ordinances, the Owners of each Dwelling Unit shall be permitted to keep therein and on the related Lot either two domestic dogs, two domestic cats, or one domestic dog and one domestic cat. The foregoing notwithstanding, no animal or pet may be kept within a Dwelling Unit or on a Lot if, because of its nature or past actions, it poses a threat to the health, safety or welfare of any Person, or constitutes a nuisance or inconvenience to any Person, whether because of noise, smell, bodily functions, or otherwise.
 
Community Association Rules, Section VII Paragraph D:,
  • Dogs must be kept on a leash at all times while on Common Area open space (except the dog park), and must be controlled so as not to interfere with or pose a threat to any Person or other animal, whether wild or domestic.
  • The Person handling a dog on Common Area open space must immediately remove and properly dispose of that dog’s feces, including from nature trail areas.
October is Fire Prevention Month

It's raining this week, is it? Did you know that over the last six weeks, Sun City has actually had well below average rainfall? There have also been a number of small vegetation fires around Georgetown. Remember, we are always six weeks of low rainfall from a dry period.
 
So what will October give us? Join the Sun City Texas Firewise Group next Tuesday, Oct. 5, for our Town Hall. Research and documentation have shown that embers from a nearby wildfire are the major contributor to home fires that occur during a wildfire event. We will discuss and use videos to review the information. Using this information will give you things you can do now to reduce the potential for embers to ignite your home.
 
Texas A&M Forest Service and the Georgetown Fire Department will participate. Emergency Management Committee, COPs, Property & Grounds Committee and Wildlife Management Committee plan to be available as well.
 
Drain Your Pool Safely This Fall
 
As pool season comes to a close, many pool owners may decide to drain their pools for cleaning or necessary repairs. Pool chemicals can contaminate water sources and may be toxic to fish, amphibians and plants, so it is important to remember a few tips when draining your pool to protect waterways and yards.
 
  • Let your pool water sit for five to ten days to allow chlorine to break down naturally. Avoid adding chlorine to the water before draining. The water pH level should be between 6.5 and 8.
  • Stop all chemical water treatments. Avoid adding any chemicals to help reduce the water pH.
  • Slowly drain pool water onto your lawn. If possible, drain the pool slowly onto your lawn over a few days. Avoid draining the pool water directly into storm drains and be sure to watch where the water goes to avoid flooding your neighbor’s yard.
 
Following these three steps helps ensure the safety of your drinking water and the health of all the critters that swim in it and drink it.

The Nominating Committee is preparing for their bi-annual process of making recommendations to the Board of Directors for upcoming vacancies to the advisory Committees in the Community Association governance structure. The Nominating Committee itself will have four upcoming vacancies this fall. If you are interested in serving on the Nominating Committee, applications are available at the Member Services desk or online.
 
The deadline to apply is 4 p.m. on Friday, Oct. 8. Applications may be dropped off at the Member Services desk, attention to Katie Newnam, or emailed to [email protected].  The Board of Directors will be conducting in-person interviews the afternoon of Thursday, Nov. 4.

Native Area Maintenance
 
We are getting all the equipment prepped and serviced for our second pass through the campus to begin Monday, Oct. 11. The proposed neighborhood order of maintenance is listed below. Neighborhoods in the North Point section of the community that are not listed, have not been turned over to the Community Association.
 
Although most of this process can be handled by our mowers, there are some areas that are less accommodating and will need to be handled with line trimmers. The line trimmers can be two weeks or more behind the mowers. All trimmings will be left where they fall. This is a Firewise exercise only, and not for aesthetic or any other purpose.

This year includes a special dedication and invitation to all the victims of the Ponderosa Pet Resort fire, including pet owners, their families, friends, first responders and all those grieving over this tragedy. Our goal is to offer comfort and healing to our community through this event.
 
Pets are also invited, but please ensure they are under your control, with dogs on a six foot leash so they do not engage with other dogs. Bring a chair and something for your pet to sit on as well.
 
Rhonda Minardi, Executive Director of “Living Grace Senior Canine Ranch” in Bertram, will be our guest speaker providing the blessing. A special memorial service will honor all those precious pets lost in this devastating fire.
