Sun City Texas Residents,

The Board of Directors was recently asked about the square footage of air-conditioned amenity space per rooftop the developer had provided in our community. Upon completion of the Retreat Amenity Center in the Queen Tract, air-conditioned amenities in Sun City Texas will total 141,280 square feet. Based on a community size of 8,361 homes, this total offers more than 16 square feet of air-conditioned amenity space per rooftop (The 8,361 homes includes all homes scheduled for build-out at the completion of all currently developed neighborhoods and the future build-out of the Queen Tract.)

The 16+ square feet of amenity space per roof top exceeds the Del Webb guidelines for a community of this size. Please see the list below detailing the square footage of Sun City Texas amenities (including outdoor amenities and the Retreat) for your reference. We are currently working to address the Somerset Tract amenities and the needs of the community at large.
