The Board and a resident audience heard reports from the Executive Director, Jim Romine, regarding updates since the last quarterly Board Meeting including current activities in various departments. Sandy Goodman reviewed and acknowledged the unanimous consent items approved by the Board since the November 2022 Meeting. The Board recognized the various Committee reports submitted and thanked the volunteers for all their efforts. Representatives from the Golf and Modifications Committees reviewed their quarterly Board reports with the membership.

The Community Association's Financials for January 2023 were presented to the Board by Ann Dodson, Director of Finance. HOA revenue of $1,385,087 was reported for the month of January compared to the budgeted amount of $1,388,684. Home closings for the month were 18 on a budget of 20. The Golf revenue was $462,660 compared to the budgeted amount of $368,255. Golf expenses were $380,260 compared to budgeted expenses of $403,165. Overall, the CA ended the month with a surplus of $95,927on a budgeted deficit of $69,310 for a favorable variance of $165,237. The Board voted to unanimously approve the November and December 2022 and January 2023 financial statements.

Staff provided the Board with the election dates and timeline for the 2023 Resident Director Board Election. Since the Board approved this schedule in 2022 this was another notice to the community regarding the upcoming election.  

 

Strip Lease Policy

Property & Grounds (“P&G”) recommended minor amendments to the Strip Lease Policy. Amendments include: authorizing P&G to approve benches in strip lease areas, prohibiting use of fill dirt to alter grading, requiring notification of strip leases to all neighbors within sight and editorial changes.  The Board voted unanimously to approve the amendments.  

 

Common Area Camera Rule

At the recent Board Workshop, Executive Director, Jim Romine, presented the Board with an amendment to our governing document, Rules and Regulations regarding camera use in common areas within the community. The CA recently contracted with a company called Flock on the installation of License Plate readers within the community.  These rules set forth the allowance of such cameras and outline their intention. The Board voted unanimously to adopt the rule.   

 

Access Policy for Golfers with Disabilities

The Golf Committee has recommended various amendments to the Access Policy for Golfers with Disabilities and provided to the Board of Directors. The proposed amendments are intended to simplify the program as well as ensure better controls are in place to manage the policy. The Board voted unanimously to approve the amendments.  Notification on procedures and timelines will be placed in a future Golf Communicator.
