CHALLENGES IN THE NEXT 3-5 YEARS
Sun City is an exceptionally well-managed community and maintained community. The Senior Staff is excellent. We have ample financial reserves. We have no debt. These are very favorable conditions as we move toward transition. We’ve pretty well got it made. Nonetheless, as a candidate for the CA Board of Directors, I owe it to you to paint a picture of what I see as the major issues on the horizon, in particular in two arenas.
Fiscal Management. Our financial dynamics are going to change at buildout. As the community has grown, we have added some 350 new homes each year. This has added approximately $525,000 per year to the CA’s annual revenue stream ($1,500 annual dues per rooftop times 350 rooftops). This stops at buildout. In the meantime, we have to be watchful of the reserve account. We do not want to manage this community through assessments.
Physical Plant (Non-potable water). Before I left the City Council I got the City to begin construction on the Northlands Waste Water Treatment Plant. That plant is crucial to cost-effective maintenance of our Golf Courses and Common Areas. The Board and Senior Staff need to be especially attentive to how the Northlands project is proceeding and how the connections to Sun City are made.
There are other, lesser, challenges, such as retirement of the senior staff. But I am limited here to 300 words. We can save those for another time!
In closing I want to reiterate I am well known for being accessible, responsive, and for my newsletter. If elected to the CA Board, I will continue continue those practices, as well as the newsletter (especially Curious Minds Want to Know)!
