Resident Board Elections

Welcome to the second edition of the CA Board Election Special Communicator! You will receive this Special Communicator each Tuesday between now and May 3.

Ballots will be mailed to each resident on or about Monday, May 2, so watch your mail for the envelope. Ballot lock boxes will be set up at the Monitors Desk at both the Social Center (located at 2 Texas Drive) and at Cowan Creek Amenity Center (located at 1433 Cool Spring Way). You have until 1 p.m. on Thursday, May 26, to cast your vote, or you may bring it to the Sun City Texas Annual Meeting at 3 p.m. that day, at which time the final votes will be counted and the winners announced.

Three candidates are running to fill two spaces. Candidate positions were drawn for the CA Board Election Special Communicator articles and will rotate each week.

Please remember that in order to facilitate this election, we must meet our necessary quorum of 10% of the membership as outlined in our Bylaws. YOUR VOTE COUNTS.

img     My name is Gary Sandercock. I am a candidate for Re Election
     to the Sun City Community Association Board of Directors. I
     bring to the Association Board senior management experience,
     merger and acquisition experience in managing multimillion
     dollar businesses, and a wealth of intellectual capital.
     Additionally, a Board position requires that an individual must
     have a sincere interest in the well-being of the community’s
     residents. Having a vested interest in the success of Sun City
     Texas, I will concentrate on maintaining property values while ensuring appropriate levels of Community Association staffing. My professional career has endowed me with the skills necessary to deal with a wide variety of challenges including consensus building, strategic planning, multi-tasking and well-reasoned decision making.

One of our immediate concerns is community expansion. This issue will have its own special challenge for our community and will require experience in management to determine the best course of action, working in close harmony with our advisory committees and Developer.

Another major concern, growth is inevitable and the proper balance of amenities within the growing population. The Board, in conjunction with its advisory committees and Developer must keep its finger on the pulse of the community to ensure that needs are met, minimizing apprehensions whether real or imaginary. The proper balance will minimize required maintenance thereby maximizing the benefits to the residents.

These are just a couple of issues with which we should be concerned, and those that the Board should be addressing. My business credentials lend themselves well to the challenges with which we are faced.

img     How will I make a difference as a Resident Board member?
     I value transparency, accountability and communication. I applaud
     Gary Preston for his newsletter. I am intentionally using a blog as an
     example of my willingness to communicate and share perspectives. I
     believe communication with CA Board members should include an
     open bi-directional format. I like forums and blogs. Why? They
     inherently offer respect for your time. You use them at your
     convenience. If there is already an exchange that supplies an
     answer to your question, you do not have to ask the question again.

Ask yourself, were you informed of the benefits of moving Golf Reserve funding to the HOA budget before the developer forced the decision?

Were you informed of the benefits of rewriting the Net Working Capital agreement, before the announcement by the developer?Were you informed why the new Net Working Capital agreement was not signed by all resident members of the Board? The original agreement in 2007 was signed by all resident members of the Board and the Chair of the Finance Committee.

The financial impact of the changes initiated by the developer will affect your Assessment. The financial impact should have been exposed in the Finance Committee and Board workshops, right?

Transparency, accountability and communication are words without explicit characteristics of quality. Despite the probable good intentions of the present resident members of the Board, the events above do not measure up to the quality levels that I believe are due the residents of Sun City.

I believe the HOA avoids communicating information about controversial subjects, and that needs to change. If elected to the Board, one of my choices for communication with residents will be my blog. I believe public discussion can be beneficial and constructive.

img     I am Bob Glandt and I am a candidate for the Sun City
     Board of Directors.

     One of the most unique and important programs we have
     today in Sun City is our Waterwise effort. The labor of all
     involved contributes greatly to the safety of Sun City
     and we must continue to support it in the future.

Those of us who were here in 2010 remember Tropical Storm Hermione. In a 24-hour
period, Georgetown and Sun City received between 14 and 17 inches of rain. I think it
woke most of us out of a sound sleep it rained so hard. The next day the damage
incurred became evident. Approximately 30 homes were destroyed or severely
damaged. Our 3 golf courses were damaged as well. If you would find a silver lining,
Hermione spurred the creation of both Waterwise.

The main objective was to clear our waterways in Sun City of debris-downed trees,
limbs and debris plus trees that had grown in the creek beds themselves. An increase in HOA dues allowed for the work to begin. The CA hired staff and also contracted for
larger machinery to be brought in. Small shrubs and sapling were removed by our crew. The objective was to clear the creek bed to facilitate the run-off following a heavy rain. The latest effort has been concentrated on Cowan Creek above and below the bridge on Cool Springs way-the improvements are obvious!

This program and its continuation are vital to the well-being of this Community we call
home. If elected, I will continue to support the funding for this very worthwhile program.
